Launches and Sales

The lunar seventh month which started on 13 Aug 2026 was likely the main reason for developers to hold back project launches.

Correspondingly, the number of units launched for sale in Aug 2026 dropped drastically by 87.0% month-on-month to only 116 units and 95.4% lower year-on-year.

Sales fell due to the lack of project launches to pique buyers’ interest.

Developers’ sales in Aug 2026 dropped by 79.1% to 153 units from 731 units in Jul 2026 and 92.9% lower than Aug 2025. The level of sales was similar to Jun 2026 when there were no new project launches. This is a common seasonal trend and does not point to soft demand for new homes.

Developers were estimated to have launched 4,632 units in the first eight months of 2026 (8M 2026), 43.8% lower than the 8,247 units in the same period in 2025. Sales was estimated at 5,038 units in 8M 2026, 34.3% lesser than the 7,669 units sold in 8M 2025.

Purchases by Market Segments and Price Range

Prices were stable, achieving a median price of $2,625 psf in Aug 2026, almost unchanged from Jul 2026’s $2,616 psf.

Earlier launched projects continue to see good sell-through.

Dunearn House sold another 18 units in Aug 2026. Buyers saw the opportunity to own a prime Core Central Region (CCR) home from $1.5 million.

Within the Rest of Central Region (RCR), Hudson Place Residences, The Sen and Union Square Residences continued to top the charts for 4 consecutive months.

In the Outside Central Region (OCR), Narra Residences with its attractive entry prices have been among the best-selling projects since its launch in Jan 2026.

Singaporean buyers made up 83.5% of the purchases in Aug 2026.

Around 35% of the sales in Aug 2026 were between $2.5 million to below $5 million.

In August 2026, 10 landed homes were sold, highlighted by a Singaporean buyer acquiring a semi-detached house on Gallop Park Road for $12.8 million.

Purchases by Foreigners

Foreign buyer purchases dropped to almost a decade-low in Aug 2026, with only a single caveat lodged—a 4-bedroom unit at River Modern acquired for $6.8 million ($3,739 psf). This may be due to the absence of project launches in Aug 2026.

Executive Condominiums

The Executive Condominium (EC) market recorded 18 transactions in August 2026, with median prices inching up 1.2% to $1,865 psf.

Outlook

The number of launches from Sep to Nov 2026 is limited.

Amberwood at Holland will be the first project launch after the Lunar Seventh Month. Located in the new Holland Plain private residential enclave, the project is surrounded by greenery and Good Class Bungalows. It is Singapore’s first condominium to feature a dedicated Red Light Therapy facility, introducing an innovative wellness amenity that supports collagen production, muscle recovery, and joint health.

Sales in Sep 2026 is estimated to be between 250 and 400 units.

Lucerne Grand will preview in Sep 2026 and book sales in Oct 2026, followed by The Serra Residences and Thomson Reserve in Oct 2026.

Lucerne Grand is the first project in the Lakeside precinct in 10 years and enjoys doorstep access to Lakeside MRT station.

The Serra Residences is opposite Health City Novena and a short 8 minutes’ walk to Novena MRT station and Novena Square.

Thomson Reserve is a mega private residential development, built on the huge 5-hectare former site of Thomson View Condominium. It is right next to Upper Thomson MRT station.

Singapore’s economy has expanded strongly in 1H 2026 by 6.1% and MTI has revised its growth forecasts to 4.5% to 5.5% for 2026. This auger well for the property market and may boost buying demand.

Developers are estimated to launch up to 7,000 private residential units in 2026, the lowest since 2023.

Barring unforeseen circumstances, transaction volume is estimated to be around 7,000 units while prices are estimated to grow between 2% and 5% in 2026.
